What Are The Options?

1. We become your tenant

Our company becomes your tenant under a company lease agreement and we provide the following benefits:
- Your property is kept in hotel standard condition. We look after your assets.
- No voids – your rent is guaranteed for the duration of our agreement.
- We take care of any maintenance up to £50 including VAT.
- The property is inspected by our cleaning team weekly.
- You can inspect the property as regularly as you wish (48 hours notice).
- We can make arrangements quickly (less than 2 weeks until your first rental payment).
- Hassle free – you can be confident in your return and that your property is being looked after by us.

2. We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount. With this option there are also potential tax benefits depending on your status.

Letting Agents

We work with nationwide businesses, airports and hospitals to help house their professional employees, cabin crews and doctors, who need accommodation in the area.

They cannot commit to long ASTs as they may be in the area for only a short period of time (a few days up to 6 months). That’s where we come in and provide accommodation on a short term basis to them while ensuring we meet our obligations to you as our landlord or client.

We fill gaps by letting the property to well vetted guests who need accommodation while visiting the area for leisure and to families who need accommodation due to work being carried out on their main residence (often insurance companies are funding the stays).

Like any tenant things can get damaged, however unlike a regular tenant, we repair and maintain the property whenever an issue occurs. Our guests have to provide ID, sign terms and conditions and we take security deposits.

If something gets damaged we charge it directly to the guest out of the security deposit and inform their employer (our guests do not want to upset their employer). We are fully insured with legal indemnity, contents and public liability insurance if the worst should happen.

A key difference with us, is that we have guests, not tenants so they have no right to occupy. If there is a problem – we can remove them. Overall, the property has to stay in hotel standard condition or we could not operate as a business so you can rest assured the property will be looked after – that’s what makes us the perfect tenants as your needs and ours are aligned!

Booking Terms and House Rules:

  • A supplement charge of £25 is required for use of sofa bed (to cover extra housekeeping, laundry, pillows and duvet costs).
  • No illegal behaviour permitted. No parties or gatherings allowed in the property.
  • No business transactions or services to take place within the property.
  • No extra visitors permitted without prior written consent, advanced approval and/or ID checks.
  • Unless officially approved with us in advance, any unauthorised late check-outs longer than 1 hour will be charged a further day rate.
  • DAMAGE DEPOSIT FOR BREAKAGES/THEFT: A damage deposit of £100 will be taken prior to your arrival and refunded within 7 days after check-out.
  • We carry out close inventory checks after every stay. If anything gets broken or damaged which is left unreported the full cost of the item will be charged. If anything goes missing the item will be charged.
  • KEYS: If keys aren’t put back in the keysafe after your stay or we are not notified of missing keys / missing key fobs after your stay there will be a charge of £150.
  • QUIET TIMES: Please keep any music / TV volumes to a respectable level for our lovely neighbours.
  • PETS: Unfortunately, pets are not allowed in this apartment building.
  • SMOKING POLICY: Please do not smoke inside the property or out of any window. There will be a fee applied if any signs of internal smoking are reported to us. Please smoke outside the front or back of the main building in the designated smoking areas.
  • PAYMENT TERMS: Full payment required on booking.
  • Cancellation TERMS: Full refund if cancelled before 48 hours of check-in. If cancelled within 48 hours of check-in, then no refund will be considered.
